Every Great Lakes Post Frame building is engineered for your specific location β€” snow loads, wind loads, soil conditions. We don't cut corners on materials because we're the ones putting our license on it.

Quality Post Frame Building
πŸ›‘οΈ

Limited Lifetime Foundation Warranty

Standard Foundation (Included): FootingPad composite foundation system with ICC-approved load-spreading pads backed by a limited lifetime warranty. Treated posts (4-5' treatment) sit on these engineered pads and are backfilled with compacted dirt - a proven, code-compliant system used on thousands of buildings.

PermaColumn Upgrade Available: Posts elevated on concrete piers with zero wood in ground contact. Premium option for wet soil conditions, or maximum longevity. Adds $4,000-8,000+ depending on building size.

⚑

50-Year Post Warranty

Premium #1 Southern Yellow Pine 3-ply laminated posts with proper UC-4B treatment for ground contact (treated 4-5' up). Engineered lumber tested to strict standards and backed by a comprehensive 50-year warranty against rot, decay, and structural failure. Ground contact treatment rated UC-4B β€” built for Michigan and Indiana frost depths.

πŸ†

50-Year Limited Lifetime Metal Warranty

Premium PVDF finish on all 28-gauge steel roofing and siding panels. This industry-leading coating system provides superior fade resistance, chalk resistance, and weather protectionβ€”guaranteed for 40 years. Limited lifetime warranty (non-transferable β€” covers original owner for duration of ownership).

βœ…

Engineered for Your Site

Every building is custom-engineered for your county's snow load, wind requirements, and soil conditions. You get stamped construction plans, a 3D rendering once pricing is confirmed, and ICC-approved components that meet or exceed Michigan and Indiana building codes.

Why It Matters: A pole barn is a 30-40 year investment. We use premium engineered lumber, 28-gauge steel panels, and ICC-approved foundation systems β€” not the budget materials you'd get from a big box store. Limited lifetime foundation warranty, 50-year post warranty, 50-year metal warranty. Build it right the first time.

Full Turnkey β€” We Handle Everything

We manage the complete project from materials delivery through final construction. Our licensed crews specialize in post-frame construction β€” faster builds, better quality. Installation Costs: Professional installation typically runs $8-10 per square foot depending on building complexity. Shell-only installations (no insulation) are around $7-8/sqft, while insulated buildings with interior liner panels run $9-10/sqft due to the additional work involved. Site conditions and your location in our service area may also affect pricing. We manage the full installation process as the licensed contractor of record.

Frequently Asked Questions

Quick answers β€” click any question to expand

How much does a pole barn cost?
SizeMaterials OnlyFull Turnkey (no concrete)
30Γ—40Γ—12~$19,800~$35,000–40,000
40Γ—60Γ—14~$28,000~$48,000–55,000
60Γ—100Γ—14~$55,000~$115,000–130,000
Installation runs $7–10/sqft depending on complexity. Concrete adds $8–10/sqft. Every quote is fully itemized β€” no hidden fees.
How long does the whole process take?
  • Quote: Within 24 hours
  • 3D rendering: After pricing is confirmed
  • Permits: 1–3 weeks depending on your county
  • Materials delivery: 2 business days after ordering
  • Construction: 6–10 days on site
Most projects go from first call to finished building in 6–8 weeks total.
Do I need a building permit?
Most counties require permits for anything over 200 sqft, though thresholds vary. As the licensed contractor of record, we provide stamped engineering drawings and all permit documentation. Permit fees typically run $200–$800. Many customers pull their own permit β€” we give you everything you need.
What's included in the materials package?
Included in every package:
  • 3-ply laminated treated posts + FootingPad composite foundation (lifetime warranty)
  • Pre-manufactured roof trusses, 4' O.C., 4/12 pitch standard
  • 28-gauge steel roofing and siding panels (50-year PVDF warranty)
  • Overhead doors, walk doors, trim, all hardware and fasteners
  • Stamped engineered construction plans with every piece labeled
Common upgrades: Insulation + liner panels, PermaColumn foundation, scissor trusses, cupolas, wainscot, housewrap.

Not included: Concrete, electrical, plumbing, HVAC, permits, site prep. We can handle concrete β€” the rest you coordinate separately.
Standard foundation vs. PermaColumns β€” what's the difference?
Standard (included): Treated 3-ply posts sit on ICC-approved FootingPad composite pads, backfilled with compacted dirt. Lifetime warranty on pads, 50-year on posts. Works great for 95% of builds.

PermaColumn upgrade ($4,000–$8,000+): Posts sit on precast concrete piers β€” zero wood in ground contact. Best for wet or poorly draining soil, heavy equipment buildings, or when you just want maximum longevity.
Can I install it myself or use my own builder?
Yes β€” every piece arrives pre-cut and labeled, with complete stamped plans. Many customers DIY and save $8,000–$24,000+ on labor. If you want us to manage installation, we're the licensed contractor of record and handle the whole build. Your call.
What about concrete floors?
Concrete is optional β€” post-frame buildings don't require it. Many customers start with compacted gravel and add concrete later.

If you want it upfront: we handle professional installation at $8–10/sqft (4" standard, 6" for heavy equipment). A 40Γ—60 slab runs roughly $19,000–$24,000 including site prep, rebar, stress cuts, and smooth finish.
I already have a concrete slab β€” can you build on it?
Yes, with the right approach. We saw-cut holes through the slab and embed posts into the ground below β€” that's the structurally correct method. We can also set posts outside the slab perimeter.

What we won't do: bolt posts to the top of a 4" slab with surface brackets. A 4" floor slab is not a structural foundation and won't be engineered that way.
How do snow loads and building codes work?
Every building is engineered for your specific county's snow load and wind requirements. In Southwest Michigan that's typically 30–35 psf ground snow load. Northern Indiana runs 20–25 psf. Upper Michigan can hit 60–70 psf.

You get stamped engineering drawings that meet or exceed local codes β€” the same documents you submit for your permit.
Why choose Great Lakes Post Frame?
We're a licensed post-frame contractor β€” not a broker, not a franchise. Here's the short version:
  • Materials delivered in 2 business days, not 2–4 weeks
  • Real itemized quote within 24 hours β€” 3D rendering once you confirm pricing
  • Fully transparent pricing β€” every line item broken out
  • Licensed contractor of record (MI Lic. #242600653) β€” one person managing your project
  • We've built 40Γ—60Γ—18 tall wall shops, 48Γ—72 buildings with full wrapped porches, and everything in between
You talk directly to the person running the job. No runaround.
